Know this BEFORE you move to Folsom ↓
1️⃣ Traffic is very time-dependent
Folsom feels small until it’s 8:00 AM. East Bidwell, Blue Ravine, and Highway 50 back up quickly during school drop-off and commute hours. Where you live vs. where you work matters more here than most people expect.

2️⃣ Not all Folsom neighborhoods feel the same
Historic Folsom, Empire Ranch, and Folsom Ranch may share a zip code, but the lifestyle, schools, walkability, and home styles are completely different. Choosing the wrong area can change how much you actually love living here.
3️⃣ Summers are hot- but the lifestyle adjusts
Yes, it gets hot. Locals plan early mornings, lake days at Folsom Lake, shaded trail time, and evenings downtown. Knowing how people actually live through summer makes a huge difference.
4️⃣ Schools are strong, but boundaries matter
Folsom Cordova Unified has great schools, but not every “Folsom” address feeds into the same schools. This is one of the biggest misunderstandings for relocation buyers.
5️⃣ Good homes still move fast
Even in slower markets, Folsom remains a high-demand relocation area- especially for Bay Area and Southern California buyers. The best homes don’t sit long, and pricing varies by neighborhood, not just size.

Have questions about interest rates in Folsom or the Greater Sacramento real estate market?
Here’s exactly what I’m sharing with my buyer clients right now:
👉🏼 How long will these mortgage rates last?
No one knows for sure. Interest rates can shift quickly, especially here in the Folsom, Gold River, and Fair Oaks housing market. If you’ve been on the fence about buying a home, this isn’t about rushing-it’s about understanding your options before the market changes again.
👉🏼 Should you wait for rates to drop?
Maybe. But when rates drop, more buyers enter the market, home prices in Folsom and El Dorado Hills often rise, and competition heats up. In some situations, buying with a slightly higher rate and less competition can actually be the smarter move. It always depends on your personal situation.
👉🏼 What if you buy now and rates drop later?
You refinance. You’re not locked in forever, and many of my buyers plan for this strategy from day one.
👉🏼 So… is now a good time to buy a home in Folsom or Sacramento area?
The real answer has nothing to do with headlines. It comes down to you. Are you financially ready? Do you have stable income? Are you ready for homeownership in this season of life? The “right time” is personal.
I like to say… don’t time the market. Time your life. 🤍
If you’re thinking about buying in Folsom, Gold River, Fair Oaks, or anywhere in the Greater Sacramento area, comment or DM “BUYER” and I’ll send you my buyer guide with everything you need to know before purchasing a home here.

👇🏼👇🏼 Hot take: Most bidding wars in Folsom aren’t caused by “crazy buyer demand.”
They’re created by intentional pricing and smart listing strategy. 🤓
In today’s Folsom real estate market, multiple offers happen when a home is priced with purpose, positioned with data, and marketed to build trust and urgency from day one.
That means:
• Clear value supported by recent Folsom comps
• Upgrades explained so buyers understand the why
• Clean terms, tight timelines, and a frictionless path to yes
When this strategy is done right, bidding wars can still happen- even when the buyer pool isn’t massive.
If selling your Folsom home in 2026 is on your radar, now is the time to start thinking through strategy, timing, and preparation.
