In case Folsom ranking as one of the best places to live in California and being named the paddle capital isn’t enough… here are 5 more reasons people are relocating to Folsom, CA 🏡
1️⃣ The schools + family lifestyle are a huge draw
One thing I hear constantly from relocation clients moving from the Bay Area, San Diego, Texas, and Arizona is that they want a better environment for raising kids. Folsom is known for highly rated schools, safe neighborhoods, parks, sports, and a strong sense of community.
2️⃣ You actually get to enjoy the outdoors year-round
Living here means Folsom Lake, Lake Natoma, trails, golf, boating, and paddle boarding become part of your everyday life. Plus, you’re close to Tahoe, Napa, and the coast for easy weekend trips.
3️⃣ Every neighborhood has a different personality
Empire Ranch feels completely different from Historic Folsom or Briggs Ranch. Helping relocation clients find the right fit based on lifestyle, commute, schools, lot size, or walkability is one of the biggest parts of what I do.
4️⃣ Your money stretches further here
A lot of buyers relocating from the Bay Area or Southern California are shocked by the value in Folsom and the Sacramento suburbs. More space, larger yards, beautiful neighborhoods, and a better overall lifestyle for the price.
5️⃣ The sense of community here is real
From farmers markets and local events to coffee shops and neighborhood traditions, people genuinely love living in Folsom. It has a small-town community feel while still being close to everything Sacramento offers.
I’ve helped families relocate from the Bay Area, San Diego, Texas, Arizona, and beyond, and I understand how stressful a long-distance move can feel. My goal is always to make the process feel seamless, informed, and exciting despite the distance!!

Whether you’re spending time at Folsom Lake, walking Historic Folsom, grabbing brunch on Sutter Street, or heading to local Memorial Day events around Sacramento County, this is one of the best weekends to enjoy everything Folsom has to offer.

Most people moving to Folsom, California start with the same few neighborhoods because that’s what shows up first online 🙃
But some of the best neighborhoods in Folsom are the ones locals quietly love.
If you’re relocating to Folsom or moving within the greater Sacramento area, these are the neighborhoods I’d personally have on your radar first:
📍American River Canyon South
One of Folsom’s most established and sought-after neighborhoods with mature trees, custom homes, larger lots, and quick access to the American River Parkway trails.
📍Briggs Ranch
The OG Folsom neighborhood. Known for beautiful mature landscaping, custom homes, larger lots, and incredible proximity to Folsom Lake. This neighborhood has character you just can’t recreate.
📍Los Cerros
A tucked-away Folsom neighborhood with custom homes, rolling hills, privacy, and a luxury feel while still being close to shopping, schools, and freeway access.
📍Lakeview Oaks
A gated Folsom neighborhood with stunning custom homes, peaceful streets, mature trees, and a private luxury vibe that feels hidden in the best way.
📍The Parkway
One of the most loved neighborhoods in Folsom for its tree-lined streets, extensive trail system, strong community feel, and central location close to top-rated schools, shopping, and commuting access.
When people think about moving to Folsom, they usually focus on the obvious neighborhoods first.
But if lifestyle, character, privacy, lot size, and long-term value matter to you… these are worth looking into.

Consider this a eulogy for lazy real estate marketing strategies 🪦
There’s a version of selling a home in the Greater Sacramento area where an agent throws a sign in the yard, uploads photos to the MLS, and hopes the right buyer magically appears. 🙃
And then there’s the version where the strategy starts long before your home ever hits the market. 🪄🏡
The prep.
The pricing strategy.
The staging.
The marketing rollout.
The neighborhood targeting.
The social media exposure.
The buyer demand strategy.
That difference? It directly impacts how fast your home sells and how much leverage you have when offers come in.
In markets like Folsom, Gold River, El Dorado Hills, Granite Bay, and across the Greater Sacramento area, buyers are still willing to pay a premium for homes that feel intentional, well-prepared, and properly marketed.
If you’re thinking about selling your home in 2026/2027, now is the time to start planning- even if your move still feels months away.
I’d love to show you what a dialed-in selling strategy actually looks like.
